For all those busy homeowners with out-standing tasks or life changes that have made these chores difficult to tackle, maintenance service plans can eliminate the stress, difficulties finding trustworthy contractors and unknowns around typical home maintenance. What are these plans, what do they cover, and how much do they cost? We’ll lay that out for you below.
Our Service Plans
Our plans are framed around supporting seasonal and everyday home maintenance. We can ensure those important periodic chores like gutter cleanout or furnace air filters changes happen, which can prevent premature roof leaks or furnace failures. We can also tackle jobs like light bulb replacement or dusting elevated surfaces. The level of what we do is split into two basic groups; Tier 1 Service and Tier 2 Service. Our plans enable homeowners to choose the plan that is right for their maintenance needs and for their budget.
What do the plans cover?
Our plans essentially cover the labor and incidental cost of maintaining your home.
Tier 1 – Basic Home Seasonal Maintenance
We guarantee performance of the services on our maintenance menu based on a quarterly basis. Homeowners are notified in advance of target dates for a maintenance technician visit.
SEASONAL SERVICES:
- Smoke detector batteries tested and replaced yearly
- Vacuum refrigerator condenser coils and fan
- Inspect refrigerator door gaskets and freezer vents (clean/clear as needed)
- Clean entire length of dryer vent line
- Inspect and clean faucet aerators
- Drain sediment from water heater
- Inspect weather stripping around exterior doors
- Test garage door safety shut-off
- Visual inspection of attic for pests or leaks
- Lubricate garage door moving parts and springs
- Inspection and tightening of laundry hoses
- Clean range vent grease filter
- Test furnace
- Furnace filters inspected and replaced up to four times each year.
- Whole-home humidifier filters and replaced up to twice per year.
- Gutter inspection and cleaning
- Inspect handrails and walkways
- Inspect soffit vents and clear obstructions
- Inspection and installation/removal of window screens or storm windows
- Place/inspect hoses and water lines (spring)
- Drain/inspect hoses and water lines (fall)
- Visually inspect and clean A/C unit
- Test sump pump
- Inspect and test gas fireplace
- Inspect and test smoke detectors, carbon monoxide detectors
- Replace drinking water filters (in-line or refrigerator; filters provided by homeowner)
- Check/repair exterior hose bib leaks
- Dishwasher filter inspection/clean out
- Bathroom exhaust fan inspection and cleaning
Tier 2 – Expanded Monthly Maintenance
We guarantee performance of the services on our Tier 1 maintenance menu based on a quarterly basis. In addition, homeowners can schedule monthly visits from our maintenance technicians, where they can choose from an expanded menu of services. This is especially helpful if you’ve been neglecting things for a while.
Your dedicated handyman will spend a minimum of 2 hours addressing items on the Tier 2 menu of services. Any extra time will be dedicated to the homeowner’s projects of choice from changing light bulbs to installing kitchen appliances. Every home is unique so the amount of extra time available for extra tasks will vary from month to month. (additional time can be added at the preferred homeowner’s rate of $90/hr)
This plan includes expanded inspections of your home’s exterior or interior condition and addressing a variety of issues such as;
Monthly Services
- Caulking repairs,
- Insects, wasp nests, removal, etc.
- High-point interior dusting (6-20ft high),
- Opening slow drains,
- Replacing outlets (outlet covers), replacing light switches,
- Repair any drywall cracks or holes smaller than 3″ and spot paint area (client to provide paint match colors)
- Inspect & adjust doors, tracks, hinges and hardware
- Inspect & adjust windows & screens for proper operation
- Hang & install mirrors or pictures in drywall
- Repair any kitchen/bathroom cabinetry
- Repair & install towel bars & grab bars
Priority Scheduling
We understand life happens and you may need repairs or maintenance at odd times. We have limited windows of availability each month, but if a homeowner needs priority scheduling to ensure needed maintenance is done before a deadline, we can usually accommodate the request at an $250 expedite fee.
How much do the Service Plans cost?
Registration Fee – $100
Tier 1 – $100.00 Per month or $1100 for the year (1 month free if paid annually)
Tier 2 – $190.00 Per month or $2,090 for the year (1 month free if paid annually)
Billing
Costs can be billed to credit card monthly or bank account deduction.
Rates & Terms
Our plans are based on up to a 3,000 Square Foot Single Family Home with 2.5 bathrooms and 1 kitchen. Larger homes with more square footage are serviced at the rates above plus $50 for each additional 1,000 square feet greater than 3,000 sq. ft. of the residence to accommodate additional scope.
Technician visits are approximately (2) hours to complete the Tier 1 maintenance plan or Tier 2 requested items. All labor and incidental items (fasteners, batteries, or small replacement parts are included). If larger parts or materials are needed, we can replace them during the following service appointment.
What’s the value of the Service Plan?
Our service plans have three BIG benefits;
Convenience – Performing this list of items often goes neglected as the level of effort to perform them or find trustworthy and capable contractors can be very high. We make it easy as we coordinate the work, skills, and timing. Homeowners can know their seasonal maintenance is completed and documented for future reference. Tier 2 customers can schedule their desired work online from an expanded menu and if larger problems outside of the service plan do arise, we can repair it or assist with partner contractor contact.
Problem avoidance – As homeowners neglect these tasks, homes slowly degrade and mechanical systems run higher and higher risk of breaking down and ruining a home. Then high unexpected costs occur to repair items that could have been easily resolved had they not gone unnoticed and unrepaired. For example, an undetected roof leak for weeks or months can lead to $2,700 – $8,000 in repairs, where early detection through our service plans may catch problems early, and possibly be able to address it with no additional cost.
Spread cost benefit – A subscription spreads the cost monthly and allows the maintenance cost to be budgeted, rather than an unexpected large out of pocket cost for a contractor visit. For example, four (4) visits a year from a professional contractor for HVAC maintenance and gutter cleaning have an average cost of $1,200 – $3,950* annually.
*Based on standard 3,000 square foot home.
Commercial Plans
Our company also offers service plans on residential rental and commercial properties. Once you contact us, we schedule a site visit to connect with the ownership team, inspect the property and provide you with a customized service plan and subscription rate based on your needs.
Other Details
Service Territory – Currently we service properties located in the Northern Pittsburgh area, which includes Butler, and northern Allegheny counties. Expansion to other areas is reviewed based on request volume.
Items to Note – Our company is licensed and insured and can provide you with maintenance services or even larger home renovation services needed. We also have the ability to provide expanded home remodeling or construction services. Please see our Contact Us page to request a quote!
Can you switch plans? Sure! You may want to start with a Tier 2 plan and downgrade after a backlog of maintenance work is accomplished.
What’s Not Covered by our Service Plans
While HMK may be able to provide these services separately, these items are not covered by the cost and coverage of a maintenance service plan.
- Standard interior cleaning/ disinfecting,
- Modifying a home structure,
- Window replacement,
- Large area pressure washing,
- Large area floor replacement,
- Appliance warranty or repair,
- Exterior door replacement*
- Painting (beyond touch-ups)
- Opening walls to inspect or repair electrical or plumbing,
- Relocating rough plumbing,
- Replacing home wiring,
- Any large maintenance tasks that exceed a 2-hour window
*Note – We can accomplish interior door replacement and other tasks if the material is provided by a homeowner.
